Position Summary
The New Construction & Retro-Fit Estimator is responsible for developing accurate, profitable, and technically sound estimates for overhead door and loading dock equipment installations, replacements, and retrofit projects.
Reporting within the Operations Department, this role serves as a critical link between field operations, customers, vendors, and project execution teams. The Estimator evaluates project requirements, develops complete scopes of work, prepares customer-ready proposals, and ensures all quoted work accurately reflects labor, materials, equipment, freight, subcontractor costs, and company margin objectives.
This position requires a strong combination of technical product knowledge, construction estimating experience, attention to detail, and the ability to translate field conditions into complete and executable project solutions.
This is an estimating and operations support role, not a commissioned sales position.
Key Responsibilities
Estimating & Proposal Development
· Develop accurate and detailed estimates for overhead doors, dock levelers, vehicle restraints, dock seals, dock shelters, and related loading dock equipment.
· Review customer requirements, field information, plans, specifications, and manufacturer documentation to determine project scope.
· Prepare professional customer-facing proposals that clearly define scope of work, exclusions, assumptions, pricing, and terms.
· Ensure all estimates include appropriate labor, materials, freight, subcontractor costs, permits, equipment rentals, and ancillary charges.
· Deliver quotations within established turnaround time expectations while maintaining accuracy and completeness.
· Identify scope gaps, unusual site conditions, constructability concerns, and execution risks that could impact project cost, schedule, or profitability.
Technical Review & Application Support
· Apply product and application knowledge to recommend technically appropriate and code-compliant solutions.
· Review architectural drawings, specifications, and field conditions to ensure proposed solutions meet project requirements.
· Collaborate with manufacturers, vendors, field personnel, and project managers to validate technical requirements and equipment selections.
· Answer customer and internal technical questions related to scope, equipment, applications, and pricing.
Project Handoff & Operational Support
· Support project turnover activities by ensuring awarded projects contain complete and accurate documentation.
· Communicate project scope, labor expectations, equipment requirements, and special considerations to operations teams.
· Assist with change order pricing, project revisions, and scope clarifications as required.
Systems, Pricing & Data Management
· Maintain accurate quote, opportunity, and customer information within NetSuite and other company systems.
· Follow company pricing standards, labor assumptions, and margin guidelines.
· Maintain organized documentation supporting all estimates and customer communications.
· Participate in continuous improvement efforts related to estimating tools, pricing models, workflows, and best practices.
Required Qualifications
· Minimum 3 years of experience in estimating, project management, installation, service, or related roles involving overhead doors and loading dock equipment.
· Strong understanding of overhead door systems, loading dock equipment, installation practices, and common field conditions.
· Ability to interpret construction drawings, specifications, and technical documentation.
· Strong mathematical, analytical, and problem-solving skills.
· Demonstrated ability to manage multiple estimates and priorities simultaneously.
· Proficiency with Microsoft Office (Excel, Outlook, Word).
· Ability to read, write, and communicate effectively in English to understand technical specifications, safety procedures, customer communications, and company documentation.
Preferred Qualifications
· Direct estimating experience within the overhead door, loading dock, commercial construction, specialty contracting, or building products industries.
· Prior field installation or service technician experience.
· Experience using NetSuite, CRM platforms, ERP systems, or estimating software.
· Familiarity with construction contracts, project documentation, and bid review processes.

Pay: $80,000.00 – $100,000.00 per year
